New Construction in Las Vegas Beckons Buyers

With resale home inventories unable to keep up with the steady pace of buyers in Las Vegas, builders are stepping in with a fresh supply of brand new homes that offer desirable floor plans, green building standards, and even incentives for buyers.

“Where there’s a will, there’s a way,” and where there’s an ever-growing market demanding more Las Vegas Valley homes, there’s new construction in Las Vegas ramping up to meet those demands. With resale home inventories unable to keep up with the steady pace of buyers here, builders are stepping in with a fresh supply of new homes that offer desirable floor plans, green building standards, and even incentives for buyers to upgrade and finance.

The Booming Southwest

The Southern Highlands master plan begins just west of I-15, where St. Rose Parkway becomes Southern Highlands Parkway. Several neighborhoods by America West still offer new construction in the community, which has an exclusive Golf and Country Club, parks, and other amenities all within easy distance of the Strip and McCarren Airport.

Head west on Blue Diamond Road to Buffalo Drive for a look at the Mountain’s Edge master plan, one of the Valley’s top-selling new construction areas. Major builders, including Richmond American, Beazer, KB, and Ryland Homes, have staked claims in this community. The unique Exploration Peak Park located here includes replicas of an old Western town and Native American village, an archaeological dig site, an outdoor amphitheater, and trails leading up Exploration Peak for some breathtaking views from the top. Within about 10 miles of scenic Red Rock Canyon and the Strip, many folks find this an appealing location indeed.

Across the way from Mountain’s Edge, on the other side of Blue Diamond, more new construction in Las Vegas comes to the Southwest with Durango Trail by Pardee and several subdivisions built by American West. Moving up along the Southwestern edges of Summerlin, more new neighborhoods dot the landscape; these are in closer proximity to Red Rock Canyon as well as Summerlin amenities and commercial districts.

Moving Northwest

Another burgeoning zone, the northwest area has new homes in communities such as Northern Terrace at Providence, which offers residents amenities such as a complete fitness center, three pools, a spa, and a BBQ area. With floor plans available starting in the mid-$100,000s, it’s no wonder this region is attractive to buyers. Owing to the higher elevation toward the Spring Mountains, residents here enjoy some cooler temperatures; they can hop on Kyle Canyon Rd. and be at Mt. Charleston in 20 minutes for some summer cool or winter snow fun. There are some other builders in this same vicinity, only about five miles from expansive Floyd Lamb State Park with its historic ranch and buildings.

In addition, look for more new construction in Las Vegas at the Aliante master-planned community, which includes Aliante Nature Discovery Park. The facility features a dino dig play area in the playground and a picturesque waterfall with pond. Residents here also have restaurants, shopping, and the Aliante Station Casino with all the usual dining and entertainment options offered by the Stations chain, which caters to locals.

Look for New Homes

Outside of the southwest and northwest areas, it is worth looking for new construction in any part of the Valley you wish to live since chances are good you will find a neighborhood that is a good fit. Notable for its emphasis on neo-urbanism, the Inspirada community, near the Anthem master plan in Henderson, is just one of several other available areas. Your real estate agent can be a great source of information regarding all that is new and up-and-coming in Las Vegas.
