What is Zap? Zap is a new powerful digital tool that Coldwell Banker brokerages are using to better keep in touch with their clients and network. In simpler terms, it is a more efficient customer relationship management tool that allows agents to stay in contact with potential clients and current clients at the right time. Each agent has a personal web page that allows the consumer to search for properties all over the country with the most up to date information coming out of the local MLS. This web page is linked to the Zap program and will send notifications to the agent when the consumer is searching, where they are searching, whether they are saving a property, or when they are watching a property, allowing the agent to be more in tune with the consumer.

How It Helps the Consumer

There are many benefits for the consumer — the biggest being the use of a powerful home search tool. Yes, there are many home search tools out there, and many are the same, but what is so powerful about the Coldwell Banker search is that it is directly linked to the MLS, providing the most up to date home information.

In addition to the most up to date information, the entire Coldwell Banker network has the ability to leave personalized agent insights on all properties, which provide consumers with a better impression of what to expect from the home. Agent insights can give the consumer information about some things that may not be available in the photos, such as unique windows, special moldings, and other features. These insights can also give you an idea of how knowledgeable and familiar an agent is with a certain market. An example of agent insights can be seen here under “Properties I’ve Toured.”

What It Does for Sellers

A benefit specifically for sellers is that the agent is more in touch with their buying clients, and agents can pinpoint those clients that are searching for homes that fit the criteria of the seller’s home. This makes the agent’s time more efficient, by letting them contact only the right clients instead of reaching out to all of their clients. This means agents are reaching out to buyers for your property, not buyers who have no interest in your property.

The Zap Score!

We have mentioned that Zap allows the agent to be more in touch with the consumer, but how? The Zap Score is what allows for this efficient and convenient communication between the agent and consumer. When the consumer is performing various activities on the agent’s Coldwell Banker search page, it scores them on a scale of 0 to 100 — with 100 being very likely to transact, thus prompting the agent to get in touch with that client. If the score is lower, then it is most likely the client will not be transacting soon, and the client will not be bothered by unwanted communication from the agent. Now, you can see how powerful this tool is and how it makes both agents and consumers happy.
