Two Ten West Introduces 12 New Luxury Residences in Olde Naples

The boutique development pairs spacious residences and private outdoor living with a location just steps from Fifth Avenue South.

A new collection of just 12 luxury residences is nearing completion in Olde Naples. Located at 210 9th Street South, Two Ten West was designed to offer the space and privacy of a single-family home with the convenience of condominium living. Residences range from 2,166 square feet for a two-bedroom plus den to 3,742 square feet for a four-bedroom plus den, with prices ranging from $3.65 million to $6.49 million. The project is under construction and scheduled for delivery this 2027 season.

Developed by Platinum Development, constructed by D. Garrett Construction and designed by CID Design Group, Two Ten West is exclusively represented by The Dawn McKenna Group at Coldwell Banker Realty.

The location puts residents just steps from Fifth Avenue South and close to the beach, restaurants, shopping, galleries and entertainment. Inside, residences feature expansive floor plans, 11-foot ceilings and generous outdoor living spaces.

CID Design Group took a warm, understated approach to the interiors, with tailored cabinetry, European wide-plank oak flooring, natural stone surfaces and premium materials and finishes throughout. Kitchens feature Wolf and Sub-Zero appliances, while select outdoor spaces include summer kitchens.

“The generous floor plans and 11-foot ceilings gave us the perfect foundation to layer in premium features and finishes,” said Jenn Zella, CVO and co-founder of CID Design Group. “Our goal was to create interiors that feel elevated yet approachable, balancing timeless character and subtle coastal influences with natural materials and clean architectural lines, all while creating a seamless connection between indoor and outdoor living.”

With only 12 residences, the development was designed with privacy in mind. Residences include private outdoor living spaces, including rooftop terraces, along with deeded private garages designed for two vehicles. Owners also have the option to accommodate up to four vehicles with a lift configuration, subject to final specifications and installation requirements.

“Today’s luxury buyer is looking for more than beautiful design. They want a residence that complements the way they live,” said Christine Lutz, director of new development sales and marketing for The Dawn McKenna Group. “Two Ten West combines downtown walkability, boutique privacy, generous living spaces, exceptional finishes, private outdoor living and garage capacity for up to four vehicles, creating an incredibly compelling opportunity in Olde Naples.”

Two Ten West first took shape through a more personal introduction. Before bringing the development to the broader market, Platinum Development President Chip Youmans shared the plans with friends, clients and longtime relationships. Those early conversations generated the presales needed to help put the construction loan in place and move the project forward.

Now, with construction well underway, the remaining residences offer buyers an opportunity to purchase new-construction contract inventory in Olde Naples without the extended timeline typically associated with a ground-up development. The project is scheduled for delivery this 2027 season.

“Two Ten West began with a very personal approach,” Youmans said. “We quietly introduced the project to friends, clients and people who understood the vision, and that early support helped us secure the presales necessary to put our construction loan in place. As we now bring the remaining residences to market, buyers have a rare opportunity to secure new construction in Olde Naples that is already well underway and scheduled for delivery this season.”

Upon completion, Two Ten West will also offer secure access, professional management and pet-friendly living.
