How to Stage a House for Sale: Creating a Dream Lifestyle

Staging a house for sale doesn't simply involve giving your home a deep cleaning and making sure the rooms are free from clutter. You also want to give potential buyers a picture of what their life could be like, if they buy your home.

Looking for a home to buy means more than just looking for four walls and a few bedrooms. People looking for homes for sale in Philadelphia are also looking for inspiration. The home that sells will not only inspire a buyer, it will also give him or her an idea of the dream lifestyle he or she can enjoy while living there. For that reason, knowing how to stage a house for sale means going beyond tidying up and cleaning the space. It also means going room to room, using design and layout to create a picture of the ideal life.

Bedroom

When figuring out how to stage a house for sale, it helps to start in the bedroom. Envision what you’d want from a perfect bedroom and use that as your guide. People typically want a room that is conducive to relaxation and sleep, so it helps to focus on the bed and minimize anything that could be distracting. When staging the kitchen, think about updating it as much as your budget allows. You might simply stain or repaint the cabinets and replace hardware on them, or you might be able to replace outdated or tired looking appliances, such as an oven that’s seen better days or a worn out refrigerator. So that buyers can picture themselves using the kitchen, it can help to arrange pots, dishes, and small appliances in the cabinets in an orderly fashion. For example, you want a potential buyer to open one cabinet door, see a stand mixer in there, and envision themselves standing in the kitchen, making bread, cake, or cookies.

Bathroom

Like the bedroom, the bathroom should come across as a place to relax and unwind. You want your home’s bathroom to look clean, bright, and comfortable. An easy way to add comfort to the room is to place a large, fluffy, and clean bathmat across the floor. If there’s a window in the room, have the blinds or curtains open wide, so that natural light floods in. If there’s no window, focus on improving the lighting in the room, so that it’s well lit. When you look at yourself in the mirror, there shouldn’t be weird shadows across your face.

Living and Dining Area

Many Philadelphia homes have a combined living and dining area. If that’s the case for you, you want to make sure each space is clearly defined. One option is to use rugs to set the dining area apart from the living space. Put a table and set of chairs on the rug, and consider laying out place settings on the table, so that people can see themselves enjoying a meal there.
