Many properties in the $100,000 to $200,000 range are just outside the boundaries of the neighborhood. Take this 992-square-foot, two-bedroom, one bath rowhome on McClellan Street, listed for $150,000. It’s located less than a block to the east of the neighborhood’s boundaries. Although the exterior of the home could use some TLC, it has a number of desirable features inside, including a skylight, large bathroom, and an eat-in kitchen.

Between $200,000 and $300,000

When you’re looking at what’s for sale in East Passyunk Crossing, you’re likely to find that many homes fall into the $200,000 to $300,000 price range. Often, the price of a home in the area depends more on its condition and location than the number of bedrooms. For example, a 1,260-square-foot rowhome at 13th Street and Snyder Avenue has four bedrooms and two baths and is listed for $264,900. Although it’s large, it has some features people might find dated, such as vinyl flooring in the kitchen and wood paneling on the walls. It’s also located right along the neighborhood’s southern edge.

You’ll find fewer homes in East Passyunk Crossing above the $300,000 mark, but they do exist. This 1,406-square-foot rowhome with three bedrooms and one bath is located less than a block from the restaurant scene on Passyunk Avenue, making it a good pick for people looking to enjoy the nightlife of the neighborhood. Its prime location and larger size mean a higher listing price of $324,900.
